LAND, PLANNING & DEVELOPMENT

We see land
differently.

Looking beyond what land is today to understand what it could become tomorrow.

01 / A different perspective

Good development begins with understanding the land.

Every piece of land has its own character, constraints and possibilities. At Alderwood, we look carefully at each of these before deciding what might be achievable.

We work with landowners to identify credible planning opportunities and create a considered route towards realising their potential.

How we work ↗
Land, people & place

A thoughtful approach to what comes next.

Planning potential is rarely determined by the size of a plot alone. Its relationship with neighbouring buildings, the landscape, access, local policy and the wider community all matter.

Our approach brings these considerations together early, combining commercial judgement with appropriate architectural and planning expertise.

02 / LAND & PROPERTY OPPORTUNITIES

A considered approach to land and property.

Every piece of land is different. We look beyond its current use to understand what may be possible, balancing planning potential, thoughtful design and the character of its surroundings.

Recognising potential

We take a fresh perspective on land and property, exploring opportunities that may not be immediately apparent.

02 / Considered proposals

Planning with purpose

We consider planning, design and the surrounding environment together, developing proposals suited to each individual location.

03 / Personal relationships

Working with landowners

We favour straightforward discussions, clear communication and an approach shaped around the landowner and their circumstances.

Every opportunity begins with a question.
What could your land become?

We welcome conversations at an early stage, whether a landowner has a clear idea of what they wish to achieve or is looking to explore the potential of their property before taking the next step.

03 / Our approach

Careful thinking.
Clear conversations.
A practical way forward.

Every site is different, with its own character, circumstances and potential. We take time to understand these factors, assess what may realistically be achievable and identify a practical way forward. There is no one-size-fits-all solution — our approach is shaped by the individual opportunity.

01 / Listen

Understand the opportunity

We start with a straightforward, confidential discussion about the property, its history and what the owner might wish to achieve.

02 / Assess

Explore the possibilities

We consider local planning policy, access, setting, site constraints and potential development options before suggesting a route forward.

03 / Agree

Progress with purpose

Where the prospects are credible, we discuss appropriate arrangements and coordinate design, planning and specialist work as required.

The right proposal starts with the right questions.

Can a site be accessed appropriately? How does it sit within its surroundings? What does local planning policy support? Are there constraints that make a proposal impractical?

Establishing these fundamentals early helps us distinguish genuine opportunities from attractive ideas that are unlikely to progress.

04 / WORKING WITH LANDOWNERS

A personal, straightforward
way of working.

Property decisions can be significant, particularly where land has been owned by a family for many years. We believe the conversation should be considered, realistic and free from pressure.

01 / Personal relationships

Direct communication

You'll deal directly with the person responsible for assessing and progressing your opportunity, with clear communication from the outset.

02 / Early assessment

An honest appraisal

We take time to understand the land, its circumstances and planning prospects, providing a realistic assessment of what may be achievable.

03 / Considered proposals

Thoughtful development

We favour well-considered proposals that respond to the character of their surroundings, rather than development for its own sake.

04 / Flexible arrangements

A suitable way forward

Every opportunity is different. Where appropriate, we can explore purchase options, conditional agreements or other arrangements suited to the landowner's circumstances.

05 / Planning and progress

Managing the process

Once an arrangement is agreed, we coordinate the appropriate planning and specialist work, keeping landowners informed as proposals progress.

06 / An initial conversation

No obligation.

An initial discussion is confidential and carries no obligation. It's simply an opportunity to understand your circumstances, discuss the land and consider what might be possible.

Detail matters.
Context matters more.

Thoughtful architecture is shaped by its setting — how buildings sit in the landscape, how materials weather and how the natural environment becomes part of the place.

Where we work

Local knowledge.
A wider perspective.

Based in Northamptonshire, Alderwood has a strong local focus on Northamptonshire and the surrounding counties, alongside opportunities across the wider East Midlands and East Anglia, particularly Norfolk. These are areas we know and appreciate, from established market towns and traditional villages to the varied landscapes and rural communities that give each place its distinctive character.

While our geographical focus is deliberately selective, we remain open to opportunities further afield. What matters most is the quality of the opportunity, its planning potential and whether we can bring genuine value to the land or property.

JAMES / ALDERWOOD FOUNDER
The business

Alderwood Property is a Northamptonshire-based property business focused on recognising opportunities in land and buildings, understanding their planning potential and finding a sensible route forward.

We take a selective, commercially grounded approach. Rather than pursuing development for its own sake, we look for opportunities where careful assessment, appropriate planning and good relationships can create lasting value.

Our philosophy

We believe development should respond to its setting. The character of a village, the shape of the landscape and the materials of neighbouring buildings all deserve consideration.

We are drawn to thoughtful architecture: familiar British forms interpreted with restraint, natural materials and contemporary design where appropriate. This outlook informs how we consider a site's potential, alongside the practical demands of planning and viability.

Founder

Alderwood was founded by James Checkley, an experienced business owner with a background in specialist construction products, sales and commercial development. James leads the early conversations and assessment of opportunities, combining a practical commercial perspective with a longstanding interest in architecture and place.

James brings a measured, commercially minded approach to Alderwood, focusing on worthwhile opportunities, sound judgement and lasting relationships with landowners and professional partners.
